Due for completion in 2026, Canary Wharf will be our largest development to date. It will also be Europe’s largest Passivhaus development. Consisting of three towers (two of which are linked by a sky bridge), this mixed-use scheme will house 1,672 students, 80 residential apartments and 41,000 sq. ft of commercial space created to support university departments and academic start-up businesses.
urbanest Canary Wharf occupies an important site on the edge of Canary Wharf directly opposite Billingsgate Market and by the famous and much-loved Traffic Light Tree sculpture, created by the French sculptor Pierre Vivant.
Developed in partnership with UCL, it is a mixed-use campus that also includes a children’s soft play space, a cycle workshop, a café and the re-provision of a McDonald’s Drive-Thru restaurant. Additionally, 35% of the student rooms meet the GLA’s affordable housing criteria.

In addition to providing high-quality accommodation, the project aims to achieve outstanding sustainability credentials, not only by becoming the largest Passivhaus accredited development in Europe, but also by achieving BREEAM Outstanding.
It will also be home to 66 ‘sky gardens located on alternate floors up the exterior of the student towers (each containing a variety of planting and small trees), with the highest being at level 42. The basement will house almost 400,000 litres of water to serve the sprinkler system and provide potable water though the boosted cold water service.
